* * SPECIAL NOTICE REGARDING SMOKE ALARM, CARBON MONOXIDE AND FIRE EXTINGUISHER INSPECTIONS * *  

All inspections must be made in person at Town Hall, One Miller Lane- Monday -Friday 8am-4pm.  The forms are only available at Town Hall and the fee must be paid for by cash or check.  Please see fees below.

The application fee for a certificate of smoke detector and carbon monoxide alarm compliance CSACMAPFEC shall be based upon the amount of time remaining before the change of occupancy as follows:

  1. $50.00 if the request is received more than ten (10) business days prior to the change of occupancy. 
  2. $85.00 if the request is received four (4) to ten (10) business days prior to the change of occupancy. 
  3. $135.00 if the request is received fewer than four (4) business days prior to the change of occupancy.

Certificate of Smoke Alarm/Carbon Monoxide Alarm/ Portable Fire Extinguisher Compliance (CSACMAPFEC) for One and Two Family Dwellings in Bedminster


Effective January 1, 2020

Prior to the sale or lease of any residential structure or any change in occupancy for residential purposes, the owner shall obtain a CSACMAPFEC with the Bedminster Township Fire official required by N.J.A.C. 5:70 – 2.3

SMOKE ALARM REQUIREMENTS:

All smoke alarms shall not be older than 10 years from the date of manufacture
.  A minimum of one on each level is required, including the basement.  See specifics below . . .

  • Built prior to 1977 - One ten-year sealed battery-powered smoke alarm is required on each level including the basement
  • Built from January 1, 1977 – February 21, 1983 - Electric smoke alarms system required on the sleeping level and in the basement.  They were not interconnected.

On levels without the electric smoke alarm system, a ten-year sealed battery-powered smoke alarm shall be installed.

  • Built from February 22, 1983 – April 30, 1993 - Interconnected electric smoke alarms with battery backup should be located on every level of the dwelling including the basement.
  • Built from May 1, 1993 – Present - Interconnected electric smoke alarms with battery backup should be located on every level of the dwelling including the basement, sleeping areas, and in every bedroom. 

 NOTESmoke alarms in the basement must be located on the ceiling at the bottom of the basement stairs.

 CARBON MONOXIDE ALARM REQUIRMENTS:

  • A carbon Monoxide alarm shall be located within 10 feet of every bedroom.
  • The carbon monoxide alarms shall not be older than the manufacturer’s recommended replacement date.


PORTABLE FIRE EXTINGUISHERS:

  • The extinguisher shall be new within the past 12 months with receipt (OR)The seller shall have the extinguisher serviced by a certified Division of Fire Safety extinguisher contractor.
  • The extinguisher must be a minimum of 2A-10:BC rated extinguisher and not larger than 10 pounds
  • The extinguisher must be mounted with the manufacturer’s hanging bracket so the instructions are clearly visible
  • The extinguisher must be mounted within 10 feet of the kitchen and located in the exit path of the kitchen
  • The top of the extinguisher shall not be more than five feet above the floor and the bottom at least 4½ inches above the floor
  • The extinguisher shall be readily accessible and not obstructed from view – cannot be located behind closed doors or cabinets.


HOMES WITH CENTRAL ALARM SYTEMS:

For homes with a Monitored Central Alarm System (which is the only fire alarm system), an NFPA 72 Inspection Report certifying that the system is fully functional must be provided to the Bedminster Fire Inspector at or prior to the Bedminster Township CSACMAPFEC inspection (but not more than 30 Days prior to the scheduled town inspection).  This must be done by a NJ- licensed fire protection company.

The application fee for a certificate of smoke detector and carbon monoxide alarm compliance CSACMAPFEC shall be based upon the amount of time remaining before the change of occupancy as follows:

  1. $50.00 if the request is received more than ten (10) business days prior to the change of occupancy. 

  2. $85.00 if the request is received four (4) to ten (10) business days prior to the change of occupancy. 

  3. $135.00 if the request is received fewer than four (4) business days prior to the change of occupancy. 

  4. Any request for a duplicate copy of the CSACMAPFEC certificate will cost a fee of twenty ($20.00) dollars

Inspections will NOT be scheduled without payment which must be done in person at Bedminster Town Hall, One Miller Lane, Bedminster.  Payment is by cash or check only.

Re-inspections of premises that are found to be NOT ACCESSIBLE on the schedule date and time or NON-COMPLIANT with the information provided in this document will be required to re-schedule and re-pay the appropriate fee again.


OPEN BURNING/BONFIRES:

In accordance with the Uniform Fire Code of the State of New Jersey all bonfires and open burns may require a New Jersey State Forest Fire Permit and a Type 1 Permit from Bedminster Township in order to conduct such an activity. Contact Bedminster Township Fire Official to obtain information.
